  Cost Of Remodeling vs Sale Value Return

Realtor magazine (Nov. 1998), in partnership with Remodeling magazine, featured a non-scientific study of Cost of Home Improvements verses Value of Sales Dollars Return for 12 different remodeling projects. The estimates for each of the projects were made for 60 different cities at high-quality, but not luxury-level, work. Resale value projections were made by real estate professionals across the country. They estimated how much value the cost of each project would return in the sale price of the average home in their area if the home sold within a year. The results, expressing return in value as a percentage of the cost of the project, are:

Major Kitchen Remodel – 52% (87%)

Full Bathroom Addition – 65% (89%)

Family Room Addition – 62% (84%)

Second Story Addition – 75% (84%)

Attic Bedroom Conversion – 78% (83%)

Master Suite Addition – 65% (82%)

Bathroom Remodel – 52% (73%)

Siding Replacement – 75% (71%)

Deck Addition – 40% (70%)

Window Replacement – 46% (68%)

Home Office Addition – 128% (64%)
